Buying a standard house or flat in good condition? Our Level 2 Homebuyer Report balances detail with cost. The surveyor inspects the main fabric of the property, loft, services and exterior, rating each element green, amber or red so you can see issues at a glance.
The report includes a current market valuation and an insurance rebuild figure—keeping your lender satisfied. Typical fees run from £425 + VAT for a one-bed flat to £575 + VAT for a three-bed semi. Red Book Valuation
Need a valuation accepted by lenders, solicitors, courts and HMRC? Our Red Book service provides complete certainty. A RICS Registered Valuer visits in person, measures the property, records its condition and analyses comparable sales from the last six months. Every figure and assumption follows the RICS Valuation – Global Standards (the “Red Book”).
Fees start at £350 + VAT for a city-centre studio and reach £650 + VAT for larger or unusual homes. Reports are usually ready within five working days, with a 48-hour express option if you’re on a deadline. You’ll receive a signed PDF and, if required, a hard copy. We’re also happy to liaise directly with your lender or solicitor to keep the process smooth.
