A chartered surveyor spends two to three hours on site, examining structure, roof, damp, timber, services, outbuildings and every accessible space. The inspection uses high-powered torches and moisture meters to catch hidden problems early, saving you thousands and giving you stronger bargaining power at purchase. You receive a clear report packed with photos, repair priorities and realistic cost guidance that helps you plan negotiations or works. Fees typically start at £550 + VAT for a small Victorian terrace and rise to about £900 + VAT for a large detached or heavily-extended property. We call you on the same day if we spot any deal-breaking issues, then send the PDF within three working days so the purchase can keep moving. Level 2 Homebuyer Report
Buying a standard house or flat in good condition? A Level 2 Homebuyer Report strikes the balance between depth and cost. Our surveyor checks the main fabric of the property, loft, services and exterior areas, then rates each element green, amber or red so you can see issues at a glance. You’ll also get a current market valuation and an insurance rebuild figure to keep your lender happy. Typical fees run from £425 + VAT for a one-bed flat up to about £575 + VAT for a three-bed semi. Red Book Valuation
Need a valuation that lenders, solicitors, courts and HMRC will all accept? Our Red Book service delivers that certainty. A RICS Registered Valuer visits in person, measures the property, records its condition and analyses comparable sales from the last six months. Every figure and assumption is set out in line with the RICS Valuation – Global Standards, better known as the “Red Book”. Prices start at £350 + VAT for a city-centre studio and reach £650 + VAT for larger rural or unusual homes. We usually turn reports around in five working days, but a 48-hour express option is available if you’re up against a deadline.
