How do you fix structural movement? It depends entirely on the cause — and the first step is always diagnosis, not repair. Once you know why a building is moving, the fix can be anything from monitoring and minor crack repair to resin injection, helical reinforcement or, in serious cases, underpinning.

This guide runs through the realistic solutions for structural movement, when each is appropriate, and why a proper diagnosis comes before any quote.

Step 1: Diagnose the cause before fixing anything

Structural movement isn't a single problem. It can be historic settlement that stopped years ago, ongoing subsidence, heave, failed lintels, or thermal/seasonal movement. Repairing the symptom without identifying the cause wastes money — so the work starts with a survey, often supported by a period of crack monitoring.

Common solutions, from least to most invasive

  • Monitoring: for hairline or historic cracks, tell-tales or readings over several months confirm whether movement is active or dormant

  • Crack repair & repointing: stitching, raking out and refilling once movement is confirmed stable

  • Helical bar reinforcement: stainless steel bars bedded into mortar joints to stabilise cracked masonry

  • Resin injection / geopolymer: for some subsidence, resin is injected to stabilise soils — less disruptive than traditional underpinning

  • Underpinning: the most serious (and costly) option, reserved for active subsidence where foundations must be deepened

  • Addressing the trigger: removing nearby trees, fixing leaking drains, or improving drainage often matters more than the structural repair itself

What does it cost to fix?

Minor crack repair and monitoring can be modest; helical reinforcement is mid-range; underpinning runs into many thousands. Because the right fix depends on the cause, any honest quote follows a diagnosis — be wary of a contractor who recommends underpinning before anyone has monitored the movement.

When to call a surveyor

  • Cracks wider than about 5mm, or that are growing

  • Doors and windows that have started sticking or won't close

  • Cracks that are diagonal, stepped, or wider at the top

  • You're buying a property with a history of movement
