When a Level 3 survey is worth it
The property is older (pre-1900s, or with period features)
It's been extended, converted or significantly altered
It's built in non-standard materials (timber frame, stone, concrete)
It's large, run-down, or you plan major renovation
You've spotted cracks, damp or roof issues you want fully investigated
Peace of mind on a high-value purchase matters more than the survey fee
When a Level 2 is probably enough
A conventional house or flat built in the last ~50 years
Visibly in reasonable, well-maintained condition
No obvious red flags from the viewing or estate-agent details
